Condo Project Celebrates Topping-Off

Galveston Island, Texas -- Palisade Palms, a beachfront condominium community under construction in Galveston Island, Texas, celebrated its topping-off today at a ceremony hosted by the $180-million project’s general contractor, Atlanta-based Brasfield & Gorie. Galveston Island is located off the Gulf of Mexico coast.
The two 27-story towers are being developed by the Falcon Group and designed by Kirkor Architects & Planners, based in Toronto, as well as Kirksey, based in Houston. The 288-unit project will be built in four phases, the first of which is slated for completion in 2008. It broke ground in April 2005.
Since the property was purchased in 2000, the Falcon Group has seen a growing popularity in waterfront living. Palisade Palms will be the first residential project on Galveston Island’s east end built in 20 years. The 8-acre site offers residents direct access to 400 feet of beachfront property. It will feature views of the Gulf of Mexico and Galveston Bay.
One-, two- and three-bedroom units will range from 1,000 to 3,000 square feet. A spokesperson told MHN that penthouses will be unfinished, so owners can design units to their liking. All remaining units will come with granite countertops, Bosch appliances and an array of options for other finishes and features. Residences will be priced from $225,000 to $1 million.
Residents will have access to a three-story garage, game room, fitness center, coffee bar, private dining and bar area, spas, Lanai, pools with deck area, grilling area, tennis courts, 24-hour concierge services and a waterfall. Future plans call for a three-story restaurant with ocean views and cocktail lounge.

That’s the tune some are singing. The idea the entertainer would buy island real estate isn’t such a stretch. Beyoncé is from Houston. |

As most people know, the state of Texas is not experiencing quite the slow down as the rest of the country. They have problems in some of the same areas but they also have an industry that has picked up to fillin the gaps. ENERGY! And it is full speed.
The Island of Galveston , unlike other beach towns that we are familiar with, has many other attractions, commerce and industry and the beach is only a small part of the focus.
With that said, Palisade has "THE" lock on the "beach amenity" in Galveston.
The only new Upscale property located ON THE BEACH in Galveston (others are across the 5 lane highway and only a few are new) enjoys "THE SETUP" with the pool deck raised over 40 feet above the parking decks and so expansive that it truely is the most impressive I have ever seen.
Even the Phonecian in Scottsdale takes a backseat to what the Palisade has to offer.
When approaching the property you know it is first class by the design of the front entrance drop off area. The modern covered area enjoys impressive landscaping and excellent curb appeal.
From the third floor parking area, you can enjoy the northern "view" acorss the protected wetlands out to the beginning of the Galveston Bay.
Once you enter the front lobby with beautiful marble tile, ceiling heights of over 30 feet and floor to ceiling windows with views of the expansive pools, tropical landscape and waters of the Gulf of Mexico.
Overall this place is truly 5 Star.
Our Cocoa unit is decked out with stainless steel oven , dishwasher and micro wave. Modern track lighting in the kitchen, granite counter tops of serious thickness and impressive large floor tile in the kitchen and bathrooms.
The views from the Cocoa regardless of floor are more impressive than expected. Night sky line of the city of Galveston and lighted ships in the bay. And daytime views that include such a variety from a small slice of the beach to an expansive 270 degrees of more activity than you can imagine. Cruise ships, military destroyers, tankers, cargo ships just to name a few as you gaze over the protected wetlands , one of the resting spots for the many variety's of birds that make their migration south.
In Galveston, the pelicans actually fly in military formation as the wind currents provide their energy across the sky.
I have confirmed that the Palisade is a jewel that will more than likely not be reproduced anywhere else.
Palisades is now considered the BEST place to live in the Galveston / South Houston area.
Plus the increased capacity of the Univ of Texas Medical Branch on the island that brings in thousands of new medical students entering their 3 year residency program.
And don't forget the booming oil and gas business that is bringing in thousands of high paid positions to Texas, Louisiana and Arkansas.
My gut feeling is anyone that is doing well within several hundred miles of Galveston and wants the weekend getaway will have Palisade on their target list.
Also those that are wanting to set up primary residence will pick Palisade.
As an investor, I feel good about renting and I feel a long term renter should work well.
Overall I truly feel this property will hold its value of at least $400 per foot even though there will be some that will be happy to cut and run with just a little extra money in their pocket.
Bottom Line - this is a one of a kind property that will increase in value as the Texas Economy ramps up. |

The owners of two new ocean front condominiums, in Galveston, Texas, can enjoy their beachfront homes knowing, like most new condominiums built on the US coast, they were desgined with hurricanes and great storms in mind.
Located just 300 feet from the Gulf of Mexico, the twin towers of the Palisade Palms withstood Ike’s gale-force winds and massive storm surge with minimal impact. “With the exception of some damage to our tennis court and a few windows that leaked, the buildings came through the storm virtually unscathed,” says Richard Anderson, vice-president of development operations for Falcon Group, the project developer for the condominiums.
Designed by Toronto architectural firm Kirkor, the Palisade Palms was built specifically to withstand the impact of a major hurricane.
“Before we started construction, we had a scale model of the towers tested in a special wind-tunnel laboratory at the University of Western Ontario,” explains Anderson.
As a result of the lab’s expertise in assessing real-life building design issues based on predicting wind loads, the project’s structural engineer designed the main floor units and building lobby to sit 33 feet above sea level, nearly twice the height of the 17-foot coastal seawall.
Established in 1965, the world-renowned lab, in London, Ontario, has been involved in the evaluation of many famous structures, including the Toronto’s CN Tower and the Sears Tower in Chicago. |

27 Palisade Palms condos to be auctioned!
Usually the first people to buy into a condo building get the best deals. In the case of Palisade Palms, the bargains may be coming on the backside.
Starting bids will range from $125,000 to $375,000 for the units, which were previously priced at $299,000 to $1.35 million according to Kennedy Wilson, which will conduct the sale on June 6.
The 27 condos range from 1,044 to 2,767 square feet and include four penthouses.
The auction will take place at 1 p.m. on Sunday, June 6 at the Omni Houston Galleria. |
