Seagrass is located in Crytsal Beach Bolivar approximately 4 miles west of Rollover Pass on the Bolivar Peninsula on Hwy 87.
Is Seagrass flood insurable? Yes, a plan is available through the Gallagher Insurance Company.
Who provides the utilities to Seagrass?- Water is provided by Bolivar Peninsula Special Utility District which recently completed a $30 million upgrade to the Lower Neches Valley Authority water supply.
- Sewer is provided by Bolivar Utility Services, LLC a private utility company related to Crown Team Texas.
- A central piped propane system is being installed. Underground electrical power is provided by Entergy.
How are the streets constructed? Crown Team Texas has elected to have paved concrete streets.
Who can design and build the homes?
- Only approved architects, home designers or builders who meet the following criteria can build in Seagrass:
- The company must be bonafide, registered and licensed in the State of Texas.
- The company must be a member of a professional association.
- The company must have a letter of reference from its bank.
- The company must demonstrate a clear understanding of the substance and process of the design guidelines and must agree to comply.
- The team members of the Crown Team will be offering pre-approved designs with turnkey pricing that will forego the Design Development review process.
- We would suggest having your architect call us so we can discuss the designs and restrictions.
What are the taxes at Seagrass? Based on the current tax rate for Galveston County from the Consolidated Tax Statements for 2005, $2.32875 per $100 Assessed Value.
Is the property FEMA or COBRA? Seagrass is COBRA property.
Is financing available? Several financing packages are available.
Can I rent my Seagrass house? Yes, through Crown Team Texas’s professional property management company or any other professional rental agency.
What types of homes will be built at Seagrass? The Seagrass design is the selling point of the community. The design makes each house a beach front lot with a beach front view and a huge front yard! This design also creates a sense of shared community. Homes are elevated on concrete pilings 25 feet above the slab and set back to protect from storm and weathering. The sand dunes are enhanced, along with natural vegetation placed in key areas to protect from storm and erosion.
Am I required to build in a certain amount of time? Yes, 24 months from the date of closing on your lot.
Are there minimum/maximum requirements for the size of the homes?
- The minimum size requirement of a home is 1,500 square feet. The maximum size requirement is 4,000 square feet.
- Will there be architectural controls?
- Yes, to assure quality and protection of value. The specific design requirements are currently being drafted, but will be similar to the Laguna Harbor Design Regulations.
Are there building requirements to make sure your home will be safe against natural disasters and where would I find them? Seagrass is the first development in the State of Texas to require all homes be built to I.B.H.S. Fortified...for safer living® standards. The Fortified program specifies construction, design and landscaping guidelines to increase a new home's resistance to natural disaster from the ground up.

How far from the dunes or beach are the homes? Between 200 to 800 feet from the property line to the dune vegetation line. The overall deminsions of Seagrass are:
- 34.1 Acres of Phase One (What is depicted in plan) from Highway 87 to beach.
- Approximately 1,320 ft. of beach front, approximately 1,340 ft. along Highway 87.
- Approximately 1,215 ft. of the western boundary from Hwy. 87 to mean tide line
- Approximately 1,135 ft. of the eastern boundary from Hwy. 87 to mean tide line.
